Pacifico gray condos in Costa Rica

Pacifico is planning to start work on the last phase of condos in their Lifestyles section of Pacifico in Playas del Coco, Costa Rica. Word around the community is that Pacifico will start on Building 6 in February. This morning workers removed much of the green screening that surrounded the gray buildings – structures stopped with foundation and walls that now need roof, windows, doors and interior finishing. Four of thirteen buildings are in this last “gray” phase.

Building 6 is a 3 story building that will have 14 condominium homes and a ground floor open air gathering spot for residents. Preconstruction prices at Pacifico are:

  • Two 1 bedroom units starting at $195,000
  • Six 2 bedroom units starting at $227,500
  • Six 3 bedroom units starting at $270,000

Units will include appliances, granite counters in the kitchen and ceramic tile flooring. Another pool is planned for the area between Buildings 6 and 3.

Pacifico Condos Playas del Coco Costa Rica

 Pacifico condos in Playas del Coco are in a prime location on the Papagayo Gulf on the northwest Pacific coast of Costa Rica. They are popular for second homes and rentals, as well as having some year round residents. The gated community is beautifully landscaped with staff that maintain it daily. The Lifestyle condos are 2 and 3 story buildings surrounding multiple swimming pools on relatively flat ground. The Clubside condos are 3 and 4 story buildings on the hillside, with covered parking underneath. Some of these have ocean views. There are also a few townhouses. Owners also have a membership in the Pacifico Beach Club which offers beach, pool, fitness center, spa and a restaurant. Free golf cart shuttles run between Pacifico and the Beach Club.

Right outside the staffed entrance gate to Pacifico is an Auto Mercado supermarket, some shops and offices, and a variety of restaurants. You can walk or drive down Coco’s main street to the Beach Promenade. The newly expanded Liberia Cost Rica airport (LIR) with direct flights from several US cities, Canada and Germany, is just 30 minutes away. The new CIMA hospital is along the way as are various doctors, dentists and clinics.

Resale condos at Pacifico currently start at $215,000 furnished. We’ve been watching prices go up this year, so don’t wait too long to buy yours!

The developer of Pacifico in Playas del Coco in the Guanacaste province of Costa Rica has announced another building in the Lifestyles section of the gated community of Pacifico. They are offering this as “pre-construction” but that isn’t as pie-in-the-sky as it sounds. Several of the Lifestyle buildings have been completed over the last couple of years; the roads and swimming pools are in. In fact, the building they’re offering, Building 6, is actually “up”, too. It’s what’s considered a grey building – i.e., the walls are up (as are the internal structural walls) but the building doesn’t yet have a roof, windows, or interior finishing.

The 3 story building will have 14 units, ranging in price from $195,000 for a 1 bedroom unit to $275,000 for a 3 bedroom unit. Construction is planned to start when all 14 units are under contract. Each unit will have ceramic tile floors throughout and the kitchen will have a refrigerator, range, microwave, dishwasher, washer/dryer and granite counters.

What does this have to do with getting 10% interest? The developer of Pacifico is agreeing to credit the buyer with 10% interest from the time of deposit receipt until closing.   A 10% deposit is due upon signing the contract; an additional 10% upon notice of construction commencement; and an additional 5% upon roof completion.

On the first beach road to Playa Hermosa in Guanacaste Costa Rica are the recently built el Cubil condos.  If you’re looking for  Green, whether in views or construction, el Cubil is a gem.  I saw photos, visited the el Cubil website and talked to people with first hand knowledge, but still wasn’t prepared to be as impressed as I was when actually toured el Cubil with Andres Morales, the architect who designed and developed the project.  There are just 14 condos, all with covered parking. The upper units have views of the Papagayo Gulf as well as the mountains. Not only does el Cubil have energy saving features, even the building orientation was chosen to take advantage of the cross ventilation. This is on the less traveled road, without sharp inclines and blind curves. You can walk to the beach and also to nearby restaurants. If you want a quiet residential area, this is it. Yet you’re only 10 minutes from the hotspots of Playas del Coco and only 20 minutes from Liberia International Airport.

The large living room windows slide back from the center in both directions, making your living room feel like a huge balcony with comfortable furnishings. That’s a great way to have the best of both worlds. The clean, crisp design is a wonderful backdrop for your customization, whether contemporary, traditional or eclectic.

The lower units ranging from 2,065 to 2,097 sq ft are now priced at $240,000. The upper units with private roof deck  are 2,739 to 2,760 sq ft and are priced at $395,000.  The penthouse with 4,237 sq ft is $595,000. It’s the Green Season in Costa Rica and a great time to rent since rates are reduced from May through November.  December through April is the high season, ironically considered to be Summer, even though Costa Rica is in the northern hemisphere. That’s because it’s drier. The rest of the year, which was once called the Rainy Season, or the Dry Season, or Winter, has been creatively called The Green Season by the tourist industry. Don’t let the rain deter you, though, because even when we were there in August it wasn’t much different from Florida, with a short torrential rain in the afternoon, bracketed by sunshine mornings and late afternoons. (October, though, may be really rainy!)

Rental rates generally drop on May 1st, so it’s a good time to visit – the same beautiful weather as in January, but less people. Pictured here is Pacifico in Playas del Coco, Guanacaste, Costa Rica. Now in the green season you can rent a 1 bedroom condo there for $120/night or $750/week; a 2 bedroom condo for $150/nt or $800/wk; or a 3 bedroom condo for $160/nt or $1,000/wk.  It’s a gated community within walking distance of restaurants, supermarkets and shops with a free golf cart shuttle to the Pacifico Beach Club, 5 minutes away.

At this time of year you could also rent a 3 bedroom beachfront condo in Playa Hermosa for $1,600/wk … or maybe you’d prefer a 6,500 sq ft luxury home in Monte Paraiso with a magnificent view of Papagayo Bay for $6,500/wk.

Recently HouseHunters International highlighted a property search for a home near the beach in Playa Hermosa Guanacaste Costa Rica. This is one of my favorite places in Costa Rica and features three projects that I have seen on my frequent trips to Guanacaste.  The Playa Hermosa home search video is fun to watch.

The buyer in the show is looking for condos up to $500,000.  You should note that condos in Pacifico, a gated community that includes a Beach Club, are available from the $200,00s – often furnished. They lack the beautiful views of the others visited in the video, but the price and amenities often make Pacifico the chosen property.
